What is a home measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they note the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total area and the general layout of the house. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Disputing property taxes

Tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more square footage than you actually own! Unless an appraiser has executed a recent valuation or measurement service on your property (after any remodeling that may have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A home floorplan service will ensure that you're paid a fair price for your home. Living space is one of the most important factors potential buyers look for when purchasing a house — but since square footage values are often approximated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate professionals

To ensure that your client's home closes at a price that properly reflects true market value, we suggest seeking a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to interest potential buyers because they can review the layout and attributes of the property before and after a walkthrough.
